An annual boiler health check is what most manufacturers actually require to keep a warranty valid, and it's what most homeowners genuinely need to know their boiler isn't quietly dying behind the casing. It's less involved than a full strip-down service but more thorough than a five-minute glance, and it's the minimum John recommends for any gas boiler in a domestic property.
A health check includes visual inspection of the boiler and flue, gas tightness test at the meter, combustion analysis using a calibrated flue gas analyser, verification of gas pressure and flow, operation of controls and safety devices, and a written record of findings.
Homeowners keeping a manufacturer warranty valid, anyone selling or buying a property who wants a clean bill of health on the boiler, and every landlord (in which case it's usually paired with a landlord gas safety check).
Annually, on the anniversary of installation, the previous service, or the boiler's manufacturer schedule. Late summer to early autumn is quieter and cheaper than mid-winter.

Health check vs full service
A health check covers all safety- and warranty-critical items but doesn't include a burner strip-down and deep clean. For boilers over five years old or with no recent service history, we recommend upgrading to a full service instead.
Landlord health checks
Landlord gas safety checks (CP12) can be combined with a health check on the same visit, saving both a call-out fee and time.
