Boiler Servicing in Hazel GroveDone Properly, Once a Year,By The Same Engineer.
Manufacturer-spec strip-down and clean, full combustion analysis, and a plain-English report, so your boiler runs efficiently, safely, and doesn't cost you a fortune the day it decides to fail on a February morning.
Boiler Servicing, done properly.
A boiler service is the single most important thing you can do to keep your heating cheap to run, safe to live with, and covered under warranty. John Swainson has been servicing boilers across Hazel Grove and the wider Stockport borough for decades, and every service on this website is carried out personally, not sub-contracted, not rushed, not diluted.
A proper annual service is a full manufacturer-spec inspection: casing off, combustion chamber inspected, burner and heat exchanger cleaned, all seals and injectors checked, gas pressure and flow measured under load, and the flue tested with a calibrated flue gas analyser. You get a written record for your files, your warranty, and any future landlord or sale checks.
Homeowners keeping a manufacturer warranty valid, landlords running gas appliances in let properties, buyers who've just moved in and want to know what they've inherited, and anyone who has noticed the boiler getting louder, slower to fire, or costlier to run over the last twelve months.
Once every 12 months for gas boilers is the manufacturer's baseline, miss it and most warranties (Worcester, Vaillant, Ideal, Baxi) can be voided. The best window is late summer through early autumn, before the heating goes on for real and before the winter breakdown queue builds up.
A DIY 'once-over' or a 20-minute drive-by service isn't the same job. A boiler burning slightly rich for a year quietly wastes gas, sootens the heat exchanger, and shortens the appliance's life by years, and none of that is visible from the front panel. A proper service pays for itself in gas savings and avoided breakdowns, usually within the first winter.
Real jobs, real results.

The cost of putting it off.
Skipping a boiler service is one of those decisions that costs nothing today and a great deal later. Here's what typically goes wrong when a boiler is left un-serviced beyond the manufacturer's schedule.
Warranty voided at the worst moment
Most manufacturer warranties are conditional on an annual service being logged. Miss one year and a heat exchanger replacement, a £700–£1,200 job, is suddenly out of pocket.
Rising gas bills
A poorly-tuned boiler can burn 10–15% more gas for the same amount of heat. Over a Stockport winter that's easily £150–£250 quietly leaving the building through the flue.
Sooted heat exchanger
Combustion residue builds up on the heat exchanger. Once it's baked on hard, cleaning alone doesn't save it, and the exchanger is the most expensive single part of the boiler.
Carbon monoxide risk
A blocked flue, cracked seal, or partially blocked burner can push flue gases back into the property. This is the reason gas engineers exist and the reason services are non-negotiable in let properties.
- Booking a 'boiler service' that turns out to be a 15-minute visual check with no combustion analysis.
- Letting the service lapse for two winters and only booking when the boiler stops working, by then it's a repair, not a service.
- Assuming a new boiler doesn't need servicing in year one. Skip year one and the warranty clock resets against you.
A clear five-step system.
No guessing, no meter-running. Every job follows the same repeatable process, that's how the result stays consistent.
- 01
Inspection
Casing off, controls checked, flue and terminal position confirmed, gas tightness tested at the meter.
- 02
Strip-down and clean
Burner, injectors and heat exchanger cleaned to manufacturer spec. Condensate trap flushed. Seals inspected.
- 03
Combustion analysis
Flue gas analyser used under low and high fire to confirm the boiler is burning cleanly and within tolerance.
- 04
Performance verification
Gas pressure and flow measured, expansion vessel checked and re-pressurised if needed, safety devices tested.
- 05
Report & guarantee
Written service record for your warranty and records, plain-English summary of anything worth watching, 12-month workmanship guarantee.
What you actually get.
Lower gas bills
A properly tuned burner burns less gas for the same heat. Most services pay back inside a winter.
Warranty stays valid
Annual service logged means the manufacturer can't refuse a claim on a technicality.
Longer boiler life
Boilers looked after annually routinely last 12–15 years. Neglected ones start failing at 7–8.
Fewer winter breakdowns
Most 'random' breakdowns are traceable to something a service would have caught in the summer.
Safety on record
Flue tested, seals checked, CO risk verified, with a written record you can hand to a landlord, insurer, or buyer.
One point of contact
The engineer who services your boiler is the same one who'll come out if it ever breaks down. No call centre.
The detail that matters.
Not all boiler services are the same job. Which service your appliance needs depends on the boiler type, its age, how it's been looked after, and what the manufacturer's schedule calls for.
Basic vs full service
A basic service (from £98 inc. VAT) covers combustion analysis, visual inspection, and the checks required to keep a healthy boiler ticking over. A full service (£155 + parts inc. VAT) adds a full strip-down and clean of the burner, injectors and heat exchanger, the right choice for boilers over five years old, boilers that haven't been serviced for a while, or boilers showing any efficiency drop.
Combi, system and regular boilers
Combi boilers heat water on demand and are the most common installation in Hazel Grove terraces and semis. System and regular (heat-only) boilers work with a hot water cylinder and are common in larger properties and older heating systems. Each type has different points of wear, combis stress the plate heat exchanger; system boilers depend on a healthy pump and expansion vessel. Servicing accounts for the difference.
Brands covered
Worcester Bosch, Vaillant, Glow-worm, Ideal, Baxi, Main and Potterton, all covered as standard, with genuine parts fitted where the manufacturer specifies them. Older brands and legacy models are also covered; parts availability is discussed honestly before we start.
Landlord servicing vs homeowner servicing
Landlord services are typically combined with a CP12 gas safety check on the same visit to save time and money. Homeowner services can be scheduled around the household and are usually booked into the summer/autumn service window when the diary is quieter.
