Every landlord letting a property with a gas appliance has a statutory duty under the Gas Safety (Installation and Use) Regulations 1998 to arrange an annual gas safety check by a Gas Safe registered engineer, and to keep a copy of the certificate for two years. We do this every week for landlords across Stockport, and we make it easy.
A landlord gas safety check (often called a CP12 or Landlord Gas Safety Record) is a full inspection of every gas appliance and flue in the property, plus a tightness test on the gas supply. It's issued as a signed certificate, digital or paper, and copied to you for your records and to the tenant.
Any landlord with a gas appliance in a let property. That includes buy-to-let owners, letting agents managing on behalf of landlords, HMO operators, and short-let (holiday let) operators. Owner-occupiers are welcome too, same inspection, different paperwork name.
Annually, before the previous certificate expires. If you're between tenants, it's the ideal time to book, the property is empty and access is straightforward.
Because the fine for non-compliance is enormous and the reputational damage worse. And because, much more importantly, a tenant living with an un-inspected gas appliance is a tenant at risk. A CP12 is not a form-filling exercise; it's a real safety inspection with real value.
The cost of putting it off.

Operating a rental property without a valid CP12 breaches the 1998 regulations and can result in enforcement action and unlimited fines.
Insurance issues

The detail that matters.
A CP12 isn't a certificate that can be issued from a photo, every element must be checked, in person, by a Gas Safe engineer.
What's inspected
Every gas appliance (boiler, fire, cooker, hob), the flue on each appliance, adequate ventilation, gas tightness across the supply, and appliance safety devices (flame supervision, oxygen depletion sensors, thermocouples).
HMO and multi-tenant properties
Houses in multiple occupation carry additional CP12 obligations and are covered in the same visit where the appliances are in one property. Larger HMO portfolios are scheduled block-by-block for efficiency.
New tenancies
A CP12 must be provided to a new tenant before they move in. Where the existing certificate is close to expiring, it's usually simpler to renew before the tenancy starts.
Certificate retention
Landlords must retain each CP12 for at least two years. We retain copies too, so if you need a lost certificate re-issued we can send it.
