The contract has been running in essentially the same form since 1986. It's survived because it's straightforward and it works.
What's covered
Annual service. Parts and labour on the boiler itself. Parts and labour on heating controls (room stats, timers, motorised valves, cylinder stats). Parts and labour on radiator valves (TRVs and lockshields). Priority attendance during working hours.
What isn't covered
Radiators themselves (leaks, replacement), full system power-flushing, boiler replacement, and pre-existing faults present when you join. Anything not covered is quoted honestly before any work happens.
Compared with insurance-based cover
Big-brand insurance-backed cover typically involves a call centre, an excess, a triage engineer you've never met, and small print that can decline a claim. The Swainson contract is a direct arrangement, one engineer, no excess, no third-party approval.
